City Center Management Company Appoints Rosa Director of Facilities, Promotes Miller to Director of Property Management

City Center Management Company (CCMC), the property management division of City Center Investment Corp. (CCIC), announced today it has appointed Jim Rosa director of facilities and promoted Megan Miller to director of property management, effective immediately. Both report to Judy Borrelli, CCIC’s chief financial officer.

Formed in 2014, CCMC employs nationally experienced property, engineering and security professionals who develop and oversee the operations, property management, engineering, security, quality control, tenant relations and financial management of City Center’s 1 million-square-foot development, City Center Lehigh Valley. The growing $300 million development includes three Class A office towers, the Renaissance Allentown Hotel, STRATA West, The Shops at City Center and parking along with residential and office construction projects.

In his new role, Rosa ensures City Center’s facilities are operating efficiently and manages onsite staff from a national engineering services firm. Rosa’s responsibilities include coordinating the engineering team’s response to tenant and building needs and overseeing maintenance of all electrical, mechanical and HVAC systems to guarantee peak performance for tenants. He also manages fire safety, snow removal, regulatory compliance and mechanical contracts, among other duties.

Rosa is a seasoned maintenance and project manager with more than 20 years of experience successfully developing and managing all aspects of facility operations. He joined CCMC from Normandy Real Estate Partners, where for nearly four years he managed all maintenance and operations for 1.8 million square feet of Class A space on a 15-building campus, including overseeing a $32 million budget. Prior to that, Rosa held several maintenance and operations management roles for Pfizer’s New Jersey sites, including office, lab and aviation hangar space, through Synectics Consulting, Jones Lang LaSalle and Johnston Controls. He holds a Systems Maintenance Technician designation and has served as a certified volunteer firefighter in Lopatcong, New Jersey, since 2001.

As director of property management, Miller leads all tenant services and tenant retention efforts. Miller, who joined CCMC in January 2014 as property manager, ensures City Center’s buildings are in Class A condition. She oversees tenant requests, energy management (including ENERGY STAR certification), parking programs, contracts and vendors, such as onsite staff from the national firm Allied Universal Security Services. Miller and her team are also responsible for all aspects of tenant moves.

Prior to joining CCMC, Miller spent seven years in property management roles with Jones Lang LaSalle’s Fort Washington, Pennsylvania, office, including serving as assistant property manager for a campus of four buildings totaling 300,000 square feet. In that role, she managed direct reports, coordinated space management and move activities and was responsible for financial and operational reports.
